    I provide alternative services or representation beyond the traditional commission structure of “full service”. I certainly can provide traditional “full service”. No problem.

    Not every real estate transaction needs agent involvement and costs associated with us.

    My multi years experience as an active and licensed REALTOR can set you up for success on your terms and assist where needed.

    Walk away with potentially the same or more proceeds and stay more competitive with potential less days on market.

    Don’t price high to cover commissions you may not have to pay. Over priced homes (and average homes too) sit for longer now. The COVID market chaos is over.

  • Sellers

    Is a real estate agent worth $20,000 or more (before any buyer commission) of your net proceeds without being able to prevent the effects of economics, federal policy and interest rates on the sale of your home?

    Also, seller provided commissions to the buy side agent are paid out differently now, if at all. Always was the case, but was never presented that way. Longer story.

    Many options for your home now exist, but pricing may still prevent moving forward currently. The seller often still pays some type of commission, but now that commission may also come out of your available credits for your closing. Maybe you need full service, maybe you need partial guidance. I can help with all of it.

    Pricing is one of a few solutions that solve days on market (perceived value) and providing additional incentives, if any, for the buyer only helps.

    If I am not the right agent to directly help achieve your goals, I can get you an agent who can, at no cost to you and of your choosing. You have options and I will get the best in front of you.

    I also can provide options for all facets of Real Estate too. Handymen, contractors, attorneys, etc. A true resource.

  • 1 Person Communication

    We work together one-on-one. Of course, it is important to have resources (which I do), but There is no one else or a team of people you speak with. No AI, no “contract to close assistants”, no team.

What I Don’t Do

  • No Long Term Contracts

    Many listing/buyer agreements can span months or years. While on occasion that is warranted, I feel if I am not providing for or meeting your expectations, we can both move on. As mentioned, I can also find you an appropriate replacement agent at no cost and of your choosing.

  • No BS

    A fancy video “social media sizzle reel” of me “slow walking around your house turning on faucets and fluffing pillows” wont’ sell your home.

    I won’t nod my head to get your business. We work to align your expectations and needs to market trends. If those don’t align, no worries at all. Everyone moves on (and I can help with that).

  • No Marketing Drip Campaigns

    Your info isn’t put into a generic database to send random emails or texts or calls for follow up. I am appreciative of an opportunity to assist as a resource for you. Nothing more.

Who I am

I am a full-time Realtor with 8+ years of experience in traditional residential sales and listings, investment opportunities/processes, short term rentals, private money lending and land development. If I don’t know it, I know someone who does and will gladly get you in contact with them.

I appreciate a work-life balance and not looking to build a real estate empire. I work to achieve abundance without excess. Limiting my time to a smaller and valued client pool gives you the customer service and attention you deserve.

I also served honorably in the US Navy before, during and after 9/11.
